Frequently Asked Questions
Find answers to the most common questions about mortgages, our loan programs, and working with C2 Financial.
Getting Started
How do I start the mortgage process?
The first step is getting pre-qualified or pre-approved. You can start online through our website or connect with a C2 loan officer who will guide you through the process. Pre-qualification is quick and can be done in minutes.
What's the difference between pre-qualification and pre-approval?
Pre-qualification is an initial estimate of what you might qualify for based on self-reported information. Pre-approval is a more thorough review that includes a credit check, income verification, and a conditional commitment from the lender. Pre-approval carries more weight when making an offer.
How much do I need for a down payment?
Down payment requirements vary by loan type. Conventional loans require as little as 3% down, FHA requires 3.5%, and VA and USDA loans offer 0% down payment options. Your loan officer can help determine which option fits your situation.
Loan Programs
What types of loans does C2 offer?
C2 offers a comprehensive range of loan programs including conventional, FHA, VA, USDA, jumbo, Non-QM, DSCR, renovation, reverse mortgage, and commercial loans. With 100+ wholesale lenders, we can match you with a program that fits your scenario.
What is a Non-QM loan?
Non-QM (Non-Qualified Mortgage) loans are designed for borrowers who don't fit traditional lending criteria. This includes self-employed borrowers, real estate investors, and those with non-traditional income sources. Programs include bank statement loans, DSCR loans, and asset-based loans.
Can I get a mortgage with less-than-perfect credit?
Yes. While credit requirements vary by program, options exist for a range of credit profiles. FHA loans accept scores as low as 580 (or 500 with 10% down), and some Non-QM programs work with lower scores. Your loan officer can review your specific situation.
Rates & Costs
How do C2's rates compare to banks?
As one of the nation's largest mortgage brokers, we access wholesale rates from 100+ lenders. Wholesale rates are typically lower than retail bank rates because the retail margin is removed. Many borrowers find C2's pricing competitive with retail bank quotes.
What are closing costs?
Closing costs are fees paid at the close of a real estate transaction, typically 2-5% of the loan amount. They include origination fees, appraisal, title insurance, escrow fees, and more. Your loan officer will provide a detailed estimate early in the process.
Can I buy down my interest rate?
Yes, you can pay discount points to lower your interest rate. One point equals 1% of the loan amount and typically reduces your rate by 0.25%. Whether this makes sense depends on how long you plan to keep the loan — your loan officer can run the numbers.
Process & Timeline
How long does the mortgage process take?
A typical purchase mortgage takes 30-45 days from application to closing. Refinances can close in 3-4 weeks. Our AI-powered technology and dedicated support teams help keep your timeline on track.
What documents do I need?
Common documents include: recent pay stubs, W-2s (last 2 years), tax returns (last 2 years), bank statements (last 2 months), photo ID, and any additional documents related to your specific loan type.
What happens after I apply?
After application, your file goes through processing (document collection and verification), underwriting (risk assessment and approval), and closing (signing documents and funding). Your loan officer and our team keep you updated throughout.
