Affordability

How Much Home Can You Afford?

A general rule of thumb is to keep your total housing costs below 28% of your gross monthly income. Here are a few things to consider.

Debt-to-Income Ratio

Most lenders prefer a total DTI of 43% or less. This includes your mortgage payment plus all other monthly debts like car loans and credit cards.

Down Payment

A larger down payment reduces your monthly payment and may help you avoid private mortgage insurance (PMI). Options range from 0% (VA/USDA) to 20%+.

Additional Costs

Remember to factor in property taxes, homeowners insurance, HOA fees, and maintenance when calculating what you can comfortably afford.

Payment Breakdown

What Makes Up Your Monthly Payment

Principal & Interest

The core of your payment that goes toward paying off your loan balance and the lender's interest charges.

Property Taxes

Typically collected monthly by your lender and held in escrow, then paid to your local tax authority annually.

Homeowners Insurance

Protects your home against damage and liability. Usually required by lenders and often escrowed with your payment.

Private Mortgage Insurance

Required when your down payment is less than 20% on conventional loans. Can be removed once you reach 20% equity.
